Williamsburg Real Estate Market

At the end of each year I like to provide an overview of the Williamsburg Area Real Estate Market so that my clients and others who are considering purchasing or selling a home can make their decisions based on local data. Much of what we see and hear in the media is based on national trends and may or may not pertain to what we are experiencing in our local real estate market.

While homes are not selling as quickly as they were in 2021 and 2022, we are still in a sellers market given that there are approximately 100 homes currently for sale and a balanced market is when we have 500-600 homes for sale.

Home Selling Tip – Decluttering

One of the first things I suggest to my clients when they are preparing to sell their home is to “declutter” and remove as much “stuff” as possible from their home.

Here are a few things to consider when “decluttering” your home:

  • It makes it easier for potential buyers to picture their furniture and posessions in the home.
  • In most cases, the less furniture in the room the larger it will appear in photos and in person.
  • Donating or selling items you aren’t using or don’t plan to use in your next home will make for lighter work once your home sells and you are packing for the move.
  • If this seems overwhelming, remember the 80/20 rule. We typically use 20% of the things we own 80% of the time.
  • Use the 3 second rule – if it takes you more than 3 seconds to decide if you should keep the item, you probably should not.

Powhatan Secondary Crafts and Cocoa

One of the things I enjoy about living in Powhatan Secondary is the fun events that are available for children of all ages!

This Sunday, December 17th, from 1p-3p there will be a “Crafts and Cocoa” event at the clubhouse. Residents of Powhatan Secondary are invited to bring their children to the clubhouse to make a holiday ornament and enjoy a cup of cocoa from the hot cocoa station.

Return on investment for home remodeling projects

Many homeowners are staying in their home longer than anticipated due to higher interest rates and have decided to update or renovate until they are able to sell. As a result, many homeowners want to improve their home’s value but want to make sure that they will eventually get a good return on their investment.

If you find yourself thinking about a home remodeling project and are curious to know more about how likely you are to get a good return on your investment, the National Association of Realtors conducted a survey and the results are below.

Featured Contractor of the Month – Owens Heating & Air Conditioning

Alan & Chris Owens of Owens Heating and Air Conditioning have assisted me personally and professionally for approximately 20 years with any heating/cooling needs that I have had and I highly recommend them!

While Owens Heating and Air Conditioning started in 2015, the company actually started in 2004 as Owens Mechanical. Alan Owens has worked in the HVAC field since 1983 and has experience with all types of heating and cooling systems. These include gas, oil, electric, heat pump and geo-thermal systems. They are also one of the few companies that work on boiler systems and oil furnaces.

My favorite recipe – Dr. Pepper Hamburgers!

For those who may be wondering what this article has to do with real estate – my answer is “I’m not really sure”! I just thought it would be fun to share something other than real estate information.

I don’t cook often, but when I do I have a few favorite recipes that I like to make. The Dr. Pepper Hamburgers are at the top of my list! I can’t remember where I found the recipe – but full disclosure here – I did not create it myself. They are simply something I like to make and my family enjoys.

The recipe is below. Give it a try and let me know what you think!

 

INGREDIENTS

  • COFFEE RUB SEASONING MIX:
  • 5 Tbsp ground coffee
  • 1/2 Tbsp salt
  • 1/2 Tbsp paprika
  • 1/2 Tbsp brown sugar
  • 1/2 Tbsp pepper
  • 1/2 Tbsp onion powder
  • 1/2 Tbsp garlic powder
  • 1/4 Tbsp coriander

 

  • DR PEPPER BBQ SAUCE:
  • 2 Tbsp butter
  • 1/2 yellow onion diced
  • 3 cloves garlic roughly minced
  • 1/2 cup ketchup
  • 1 1/2 Tbsp tomato paste
  • 6oz Dr Pepper
  • 1/4 cup apple cider vinegar
  • 2 1/2 Tbsp Worcestershire sauce
  • 1/4 cup brown sugar packed
  • 1tsp  ancho chile powder
  • 1/2 tsp salt
  • 1/4 tsp pepper
  • 3Tbsp brewed coffee

 

  • BURGERS:
  • 2 lbs Angus ground beef 85/15
  • 2 Tbsp Dr Pepper BBQ sauce
  • salt and pepper
  • Pretzel buns
  • Arugula lettuce
  • 8 slices peppered bacon
  • 2 Tbsp butter

 

INSTRUCTIONS

  1. Combine coffee rub seasoning mix ingredients in a small bowl and mix together with a fork. Set aside.
  2. Melt butter over medium heat in a saucepan. Add onion and garlic and saute until soft and translucent, about 8-10 minutes.
  3. Add remaining sauce ingredients, stir to combine. Bring to a low boil, reduce heat and simmer for 20 minutes (or longer), until sauce has thickened.
  4. Pour sauce into blender or food processor and puree. Set aside to cool.
  5. To a mixing bowl, add ground beef, salt, pepper and 2 Tbsp cooled bbq sauce. Mix well with your hands. Divide into 4 equal sections. Each burger will be 1/2 pound.
  6. Rub coffee rub seasoning mix over both sides of each burger.
  7. Heat a large skillet over medium high heat, add a small pat of butter and toast the pretzel buns (sliced side down). Remove from pan to cool.
  8. Add 1 Tbsp butter to skillet and add burgers. Cook for about 4-5 minutes per side, until burger is cooked to desired doneness.
  9. Spread BBQ sauce over both sides of pretzel bun, layer arugula, burger, peppered bacon, then add the top bun.

A few additional notes:

  • I like to cook them in a cast iron pan on the grill.
  • If you use bacon, make sure it is crispy.
  • I personally think the pretzel bun is “too much bread” so I substitute with a smaller roll.

Single Homes for Sale in Williamsburg/James City County (2018-2023)

If you are in a position to sell your home, you man not have another opportunity like this. Inventory is at historic lows, prices are increasing, and buyer demand is very good. Your home needs to be well-maintained, spotless, and priced right because even though it is a sellers market – buyers are not overpaying for a home that is not move-in ready.

 

Median Price of a Single Family Home (Jan 2013-Aug 2013)

Should you wait to buy a home? Nobody can predict the future. I do believe that interest rates will not be falling back below 6% for a long time. In the meantime, home prices will not be dropping, possibly leveling off or rising slightly, but not dropping. So, find a home that fits your budget and enjoy it!

Mid-Year Real Estate Market Update

 

It’s hard to believe that 2023 is more than half over. We will be in the midst of the holiday season before we know it! For those who are watching the housing market closely and trying to determine whether or not they want to buy or sell before year’s end, I am sharing a link to a recent report from the Virginia Realtors Association regarding the real estate market across Virginia.
